I had an argument with a friend yesterday. The question was “Is Die Hard a Christmas movie?” There are people with passionate opinions on both sides of the aisle. Take a minute to google it and you’ll see that the argument spills out well beyond the four walls of our house. Does a Christmas movie have to simply take place during Christmas or does it have to involve aspects of Christmas in some way? If it’s the former, then movies like Gremlins, Trading Places, and Lethal Weapon would be considered Christmas movies. But if, on the other hand, it’s the latter, classics, like It’s A Wonderful Life, would not. Now you just know that somehow I’m going to bring this back to real estate. There’s a ton of talk lately about inherited leads and pre-probate leads. It can all be a bit confusing. Are they the same? Are they different? Does it matter where you get them from? A pre-probate is technically an estate that will be going through probate but hasn’t been filed yet. Now, an inherited lead is similar, but it also includes estates that won’t eventually be going through probate, like when an estate has a living trust. In practice, most people use the terms inherited lead and pre-probate lead interchangeably. The fact is there’s no practical way to know if an estate will be going through probate or not before they file. So be wary of anyone who tries selling you pre-probates as actual pre-probates. So now that you understand the difference between leads, are you ready to go out there and sign up for a subscription? Hold on there for just a second. You also need to do your homework on who you’re buying leads from. Why? If you want to be successful with this type of lead, you really need to optimize your time, efforts, and marketing dollars. Some leads providers will bulk up their lead count by including outdated leads and useless data to make you feel like you are getting more bang for your buck. This leaves you wasting your valuable time and marketing dollars chasing after useless leads. I’m all about making more while working less.
