You Don’t Know What You Don’t Know

This past weekend I was talking to a good friend of mine who is a very successful real estate investor.
I mean, this guy knows his stuff when it comes to investing.

Not only has he been in the business for many years, he’s also branched out to wholesaling out of state.

I was talking to a good friend who is very successful in his real estate business.

Of course he knows that I’m the Probate Fox, so he starts talking about probate.

As smart as this guy is when it comes to traditional investing, I quickly discovered he knows as close to nothing about probate as you can get.

He started talking about how every probate lead has to go to auction (not true). And how probate leads and inherited leads are essentially the same thing (very not true).

At the end of our conversation, he opened up to me that he’s failing miserably at probate. He knows he’s a smart guy and just can’t figure out why he can’t figure out this profitable niche.

Here’s his problem in a nutshell: You don’t know what you don’t know.

Being an expert in one area of real estate doesn’t automatically make you an expert in another area. And this is especially true when it comes to probate.

It’s a good thing my buddy knows someone who can clue him in on what he doesn’t know about probate.
