The Real Reason Why Everyone Isn’t Working Probate Real Estate

Everyone has their own reasons for getting into real estate. Whatever they are, achieving those goals always looks easier on paper. When you actually get your hands dirty and try to make those dreams a reality, there are a million things that can get in your way.

The quickest way to achieve your goals and transform your life is by niching down. There are a lot of niches within the real estate space, but in my opinion, the most profitable by far is the probate niche. “Ordinary investors” have to turn huge volume to live their dreams. That takes a lot of time, energy, and money to make it work.

Wanna make a lot of money with fat deals while working a whole lot less than those other guys? You need to start focusing on probate.

Now I know what you’re thinking, “Ernie, if probate is such a great niche, why isn’t EVERYONE doing it?”

A lot of people try. But almost all of them either fail miserably or find mediocre results at best.

The question you need to ask is why? Is there secret knowledge that only a privileged few know about? What do they know that the rest of us don’t know?

I got an email last week from Brandon who said, “I guess my biggest problem is myself, I study everything and watch videos and I think I have a bad case of paralysis of analysis. I don’t think anybody can help with this. I just need to take action.”

Brandon is half right and half wrong. The reason most people just can’t seem to find success in probate is because of themselves. You can study the process, watch videos, and become an expert on paper, but that’s not going to make you succeed.

My response to him was:

“There is a lot of truth to what you said. We typically are our biggest problem to our own selves. Paralysis of analysis and not taking action is a big challenge to people and oftentimes it comes from: 1. A lack of clarity (There is no lack of information and although it is good to watch videos, read books, etc, too much information can clog your mind. There is a saying that states “a confused mind says no” ) 2. The mindset (You must feel confident that there is success waiting for you. If you think you can you are right and if you think you can’t you are also right. It’s a matter of what you think that will dictate your actions.) 3. Accountability and support (Who is in your corner whispering confidence into your ear and who are you sharing your plans with? Who is holding you accountable??)”

The part he got wrong is that he thinks nobody can help him overcome his obstacles. Unless you’re buying lottery tickets, nobody becomes a millionaire on their own. Ok, maybe there are a couple, but the path to their success is usually long and littered with personal and economic mistakes that have made their monetary success worthless when compared to the personal devastation they have endured as a result of their mistakes.

Take Tony Robbins. He’s one of the most influential coaches of our time. He has mentored some of the biggest and brightest in the world. So how did he go from being a dead broke janitor to one of the most successful men of our generation?

He found Jim Rohn. Rohn’s coaching and mentorship helped Robbins create the empire that is Tony Robbins.

So Jim Rohn must have had all the answers, right? Nope. Rohn was coached and mentored by Earl Shoaff who was in turn coached and mentored by Dr. JB Jones.

It’s like going on a cross-country trip. Can you get there without a map or GPS? Maybe, but you’re gonna burn a lot of extra gas and waste a lot of extra time trying to figure out where you are and where you’re going.

Find someone who not only has experience traveling the path you are about to embark on, but make sure that person has your best interests at heart. There are a lot of people out there who either don’t have the necessary experience to give you all of the tools you need to succeed (this is especially true when it comes to accountability and motivation) or they hold back just enough from you so they can string you along cashing in on your trust for as long as they can.

You’ve probably heard me talk about this before, but the greatest wealth transfer in American history just got underway. Over the next two decades, over 30 trillion in assets is going to be passed on from the baby boomers to their heirs.

Remember the reason why you decided to get into this business in the first place? Money. Success. Travel. Family. Freedom. Every day that goes by is an opportunity missed to make those dreams a reality. Today is the day. Make it happen.
