Have you ever heard of Tom’s Shoes? It’s a really interesting business that sells shoes online.
Tom’s Shoes were all the rage a few years back. We even had a couple of pairs in the Vargas household.

What differentiates them from everyone else selling shoes online is their unique business model. 
Their motto is “We’re in the business to change lives” and they hold true to that. They started out donating a pair of shoes for every pair sold. Now they donate 1/3 of their profits to many different charitable organizations.

They put a lot of shoes on kids’ feet who otherwise would not have a new pair of shoes.

A lot of shoe buyers have been attracted to their movement. They attract like-minded individuals who hold the same values they do.

So how does this apply to real estate?

Just like there are a ton of different companies selling shoes online, there are a ton of buyers looking to purchase property. What are you doing to differentiate yourself from your competition? What is your story? Who are you and what do you believe in? And how do you tell it to your potential seller?

Start by finding commonalities or similar beliefs between you and your sellers.

Some of mine are the love I have for Los Angeles and my wonderful state of California. It pains me to see my city lose its richness and beauty when it is not being taken care of and allowed to fall apart.

In addition to blight and run-down homes, another huge challenge in L.A. is the drug abuse, crime, and the homeless. In addition to doing prison ministry, I donate a portion of every one of my deals to reinvest back into our amazing community.

Now, I don’t wear that on my sleeve, but if there’s an opportunity to share it with my potential sellers, it does help to create and solidify the bond between us.

Think about what is important to you and what you believe in because there are many sellers out there who will share your same passions.
