Data is a weird thing. Sure, numbers are numbers, but most of the time you need to do some digging to see the big picture. Have you seen the foreclosure data that was recently released? Foreclosures are up 153% for the first half of this year compared to the same time period last year. 153% is a big number, but if you do a little digging, you’ll realize last year’s foreclosures were the lowest number in a long long time. Does that make things all better? “NO” isn’t a big enough word. Most of the homes going into foreclosure now were delinquent before the shutdown. They were protected by government edicts and now have to deal with the consequences of their inaction. Couple that with rising inflation that is making it almost impossible for the rest of ordinary America to pay their bills. There’s a huge storm of biblical proportions brewing under the surface of the housing market and if you prepare yourself now, you’ll be able to not only cash in on the tsunami of foreclosures coming but also help a whole lot of people who are going to be sitting targets for unscrupulous jerks who have no problem ruining people’s lives to make a quick buck. It’s unfortunate, but it makes sense that so many homes are going to be going into foreclosure. But there’s something more sinister going on here too. Just yesterday, Alex one of my most seasoned Probate Fox students called me with a problem he needed help with and time was of the essence. He had just received a call from a seller who was completely frantic. Apparently, this heir had a notice of foreclosure sale indicating that his property would be sold to the highest bidder in less than 24 hours. Talk about waiting until the very last minute! I can typically help folks who are going through probate and have a foreclosure proceeding that needs to be stopped by filing appropriate documents in court. But we had less than 24 hours to get it done and save this seller from getting screwed over by the system. The odds were stacked against us, but it’s times like this that I really feel like a probate superhero. Was I certain we would be able to stop the auction before it was too late? Nope. But that wasn’t going to stop us from trying. Win or lose, a true hero gives his all by going to work for people in need. To the surprise of the probate attorney who was helping his client, yes we were able to stop the sale in under three hours. Wanna know how important you are as a trusted probate professional? This seller was already in contract with a big corporate silicon valley hedge fund type buyer. With all of their high-priced attorneys and millions of dollar legal teams, they could not figure out how to stop the sale. But my student Alex and I did it. Just two probate real estate professionals with a little ingenuity and know-how. Talk about David vs Goliath! Are there a lot of people in real estate right now? You betcha. But what can set you apart from everyone else (including the mega-corporate buyers) is that you aren’t just any old real estate investor, broker, or agent. You are a probate specialist. As a result, Alex will be able to explore various options for this very happy and ecstatic seller. And here’s the kicker – this property isn’t anywhere near Alex’s market!
