Dirty Lawyers

Thursdays are a busy day for me. In addition to doing my free Probate Essentials Q&A call, I also do a weekly coaching call with my Probate Growth Accelerator group.

I love doing that coaching call because I get to work with some super smart, savvy, and motivated investors, brokers, and agents. And I love to help them discover breakthroughs that will help them build million-dollar real estate businesses with probate.

So yesterday one of my students, Anthony, shared the results of a situation that he was navigating through with one of his leads.

Last week he shared that he couldn’t find the personal representative of one of the probate leads on his list. So he took the initiative to call the attorney representing the probate. The attorney told him that the seller already had a listing agent and that the property was already listed. But something about that conversation didn’t feel right to Anthony.

So he searched the MLS to see if the house was listed . . . and he couldn’t find it. Every day for the next three days he looked to see if the house was listed and still couldn’t find it.

I teach my students to listen to their intuition and Anthony still felt like something wasn’t quite right with what he was told by the attorney so he gave me a call asking what to do next. I helped him do a deeper skip trace and we finally found the personal representative. But when Anthony called, the seller said he had just signed the listing agreement that morning.

It turns out the seller was getting pushed around by their attorney. I’ve seen this so many times before. The world is filled with unscrupulous people looking to take advantage of people in difficult, confusing situations. Now I’m not saying all attorneys are bad, but there are some who have ulterior motives and are only looking to benefit themselves.

That seller would have listed with Anthony if he would have reached him just a few hours earlier.

But there is a silver lining. Anthony told our group he learned a valuable lesson that will make him way more money in the years to come than that one deal would have.

Anthony said, “Never again will I allow someone else to dictate my results or success.”

Not everyone has pure intentions. You’ve gotta trust your gut enough to take action right away.
