Ernie in Da Hood…

This weekend I had to go pick up the keys to a property that is located at an old neighborhood in Los Angeles that I used to spend some time at when I was growing up.

Back when I would gather with friends in the streets of L.A. in the 80s and 90s, this neighborhood was pretty rough. That was back when the local gangs roamed those streets. Each gang had ways they would identify themselves from hand gestures, to tattoos, to graffiti.

But one thing they all had in common was Ben Davis.

Ben Davis is a clothing brand that has been around since 1935. Way back at its beginning, it was iconic American workwear. But for some reason, this brand turned into a fashion staple in the hood.

As I stood there in the neighborhood with the keys to my newly acquired property in my hands, I had to chuckle to myself as a 30-something hipster strolled by.

The neighborhood had undergone complete gentrification. The hood had been completely revamped and transformed into affluent housing. I could hardly recognize the old hood.

But one thing I did recognize was the Ben Davis clothing that tatted-up hipster was sporting. Thirty years ago it was gangbangers walking down these same streets with those same clothes on. Now it’s hipsters. It’s funny how everything comes full circle.

Now back to the keys in my pocket. Even though housing prices have been skyrocketing here in L.A., I was able to pick this particular property up for a song.

How? Simple. Probate.

And here’s the thing – I’ll make more on this one flip than most ordinary investors will make on ten of the slim margin deals they’re slaving over. That’s ok with me. I just have way more time than they do to enjoy the fruits of my labor.

I know all of the internet real estate “gurus” are telling you about the hundreds of deals they are closing. But why work grueling hours (and weekends) when you can work a fraction of that and make as much, if not more with probate?
