My Very First Flip…

Did you get a chance to read through my Ten Golden Rules Of Real Estate Marketing? I sent them to you last week – if you didn’t get a chance to download them, then grab your free download.
After I sent it out, I had quite a few people email me back asking me to go deeper into each of the ten rules. So today I’m going to dig into the first one for you – Set A Specific Goal.Indulge me for a minute while I share the story of my very first flip.
The year was 1999. At that time I was what the young people would call a “newb”. Although I had gone through some training, I had no real experience.
Honestly, I was flat out scared stiff.The trick that got me over that hump and helped me close my very first deal was CLARITY.
What is clarity?
It’s taking a real assessment of where your current circumstances are and identify where you would like to be and then go out and create a goal that takes care of those needs and desires.
So here’s what I did:
1. I set a specific goal which for me was to find my first real estate flip.
2. Next I gave myself a deadline of when I wanted to reach that goal by.
3. I then went out and actually wrote on my calendar the date of completion.
This is one of those instances where ignorance is bliss because I gave myself a two-week timeline!
**Side Note: this is also where not knowing what is reasonable is helpful because it allows you to have blind faith**
4. The next thing I did is to choose a plan of action.
I’m a big believer that you must work with what you have.
I really didn’t have any money but what I did have was a strong desire to succeed, the ability to speak to a seller well, and my two feet (and a comfortable pair of shoes) to take me from door to door.
So my plan was to knock on at least ten properties a day that were in foreclosure every single day.
5. The last thing was to go out and actually implement that plan.So I set out knocking on doors. Now remember, I gave myself only two short weeks to achieve my goal.
Well, the happy ending is that I did land my very first flip on day fourteen with about 7 hours to spare!
Ignorance can sometimes be such a beautiful gift! It just goes to show that we can do anything if we believe in it strong enough.I find that life will reward us when we go out to take action, but starting out with a clear goal is the most important first step.
