Cash Isn’t Always King

You know the old expression, “Cash is king.”

Well, in our world of real estate, right now cash isn’t the problem. The real struggle is finding sellers. Rising interest rates are making sellers second guess the idea of selling and having to buy another property at a much higher rate.

So where can you find sellers willing to not only sell, but sell at a discount? The answer is in probate and inheritance leads. Most of these families don’t have the choice of whether to sell or not. They NEED to sell.

So if it’s not cash, what is king right now?

The answer is DATA. Getting your hands on probate and inheritance leads is the key. And you have a couple of options for finding them.

1 – For inherited leads, you can scour the obituaries and online news services while for probate you can head over to your local probate court and pull records yourself.

2 – You can subscribe to a leads service that provides you with all of that data for a fee.

If you have more time than money, option one might be your best bet.

But if you opt for option two, you might need tons of both time and money if you don’t choose the right provider.

The truth is that all data is NOT created equal. Some services pad their lists with junk leads just to make you feel like you’re getting a better deal while others don’t verify that real estate is associated with the lead.

I’ve actually heard one provider go so far as to say that it’s a benefit for a lead to not have verified property because you can ask if they have a family member or friend who has property they would like to sell. That’s like trying to find a needle in a haystack. If you’re going to subscribe to this line of thinking, you might as well just cancel your subscription and start randomly calling phone numbers asking if they know anyone willing to sell their house!

If you’re paying good money for a list, you should make sure you’re getting your money’s worth so you’re not wasting even more time and money chasing after trash leads.

And not wasting time and money on useless leads means you’ll be able to reach the hot leads who need to sell faster and more often. It’s like turbocharging your entire marketing process!

Let’s quickly go over some of the data that you should be obtaining in a lead profile.

– Name of the decedent
– Confirmed real estate
– Name of the petitioner
– Address of the petitioner
– Phone number of the petitioner
– Contact information of the attorney
– If possible, date of death, date of filing, relatives
