Please Take My Money

Financing can be one of the most difficult parts of real estate investing. What most people don’t realize is that they have direct access to millions in private money hiding within your probate records.

This month I am moving over 2.1 million in probate and trust real estate from a combined listing, and wholesaling transactions.

And one of my sellers is about to net a cool 1.6 million from these sales. So what is he going to do with all that cash? Turns out he’s gonna give it to me to help him make even more money.

This isn’t a freak occurrence – it happens to my students and I all the time.

Here’s my secret. I don’t try to grind my sellers down to the bare bottom. Instead, I explore options that are in my seller’s best interest and that isn’t always a straight purchase.

Probate is a very personal business. Sometimes you are dealing with people when they are most vulnerable. If you’re honest and do what’s best for them, you become a trusted friend.

As a result, I get to make a lot more money because that opens up a lot more doors.

As we are getting ready to close the seller said to me “Can you help me invest this money? I really don’t need it and I don’t want it sitting around in my bank account. Do you think you can take it and put it to work in some of your projects, please? I don’t need it and I don’t want it sitting around in my bank account please take it”

Probate real estate is amazing. That’s trust and it’s earned by playing the long game and taking care of people.
